Francis Uka is a Realtor, an expert Real Estate Trainer, a Human Resources professional and a Chief Operations Officer at SET Realty, a fast growing Real Estate Development company, based in Enugu, South East, Nigeria.

He's the convener of the Youth Global Opportunities Seminar (YGOS), an author and a Journalist.

1. Realtor and Real Estate Trainer

Can you tell us about your journey into the Real Estate industry? What inspired you to become a Realtor?
First of all, I regret that I delayed getting into Real Estate and that is part of why I am having this interview, because I don’t want you make the same mistake.

However, once I finally started, my journey into Real Estate began with a keen interest in property investment and development. Inspired by the dynamic nature of the market and the potential for significant impact on community development, I am pursuing not a career but a legacy business in Real Estate.

I saw it as an avenue to not only build a successful business but also contribute to shaping the urban landscape of the industry.

 

As an expert Real Estate trainer, what are the key skills and knowledge areas you emphasize in your training sessions?
In my training sessions, I emphasize a comprehensive understanding of market analysis, property valuation, negotiation skills, and effective client communication. Additionally, I focus on ethical practices and the legal aspects of Real Estate transactions, as these are crucial for building a reputable career in the industry. I try to be as pragmatic as possible.

 

How has the Real Estate market in Enugu evolved over the years, and what trends are you currently seeing?
The Real Estate market in Enugu has seen significant growth with increased urbanization and infrastructure development. Trends currently include a growing interest in residential and commercial properties due to the city’s expanding economic activities. There is also a rising demand for modern, sustainable housing solutions, which Enugu and indeed the South East is still getting ready to open up to.

 

2. Human Resources Professional

How has your background in human resources influenced your approach to managing operations at SET Realty?
My HR background has been instrumental in shaping a people-centric approach in my Real Estate journey and at SET Realty, especially as the Chief Operations Officer. It has influenced how we manage talent, develop training programs, and foster a positive workplace culture.

Effective HR practices have helped in aligning our team’s goals with the company's vision, enhancing productivity and employee satisfaction.

 

What are some of the biggest HR challenges you've faced in the Real Estate sector, and how have you addressed them?
One major challenge has been managing a diverse workforce with varying skill sets and expectations. To address this, I have implemented targeted training programs, clear communication channels, and a robust performance management system. These measures ensure that employees are well-equipped and motivated to meet their goals.

 

3. Chief Operations Officer at SET Realty

SET Realty is described as a fast-growing Real Estate development company. Can you share some of the strategies that have contributed to this growth?
It’s not been easy, but our growth has been driven by a focus on strategic market positioning, leveraging technology for efficiency, and maintaining strong relationships with clients and stakeholders. We have also invested in quality projects that meet market demands and adopted innovative practices to stay ahead of industry trends.

 

What are some of the most significant challenges you face in your role as COO, and how do you overcome them?
A significant challenge is navigating market fluctuations and economic uncertainties. To overcome this, we employ a proactive approach to risk management, including diversification of our project portfolio and continuous market research to make informed decisions.

 

Initiatives and Contributions

4. Youth Global Opportunities Seminar (YGOS)

What inspired you to start the Youth Global Opportunities Seminar, and what impact has it had so far?
The inspiration for YGOS came from a desire to empower young people with access to global opportunities that can transform their lives. The first edition of YGOS took place in the City of Nnewi, sponsored by Pastor JP Ndukwe, Lead Pastor of House On The Rock, Nnewi, Anambra state and it was amazing.

The next one is the Enugu edition, where numerous youths will be equipped with valuable resources such as scholarships, fellowships, and professional networks, helping them to achieve their aspirations.

 

Can you share a memorable success story from one of the participants of YGOS?
One memorable success story actually fueled the initiation of the YGOS training and it’s that of one of my mentees - Chinalurumogu Eze by name. Chinalurumogu Eze, a UNN undergraduate, who won an all-expense-paid trip to Cannes, France, to represent Nigeria at the Roger Hatchwell program.

This prestigious opportunity was awarded for her outstanding academic performance and innovative media projects. The Roger Hatchwell program, known for fostering young talent in media and communications, offered Eze a platform to engage with global industry leaders and participate in cultural and educational activities, marking a significant milestone in her career and inspiring other young Nigerians.
I realized that if it could happen for her, it can happen for others. So I set out to enlighten other people on the platform of YGOS.


5. Author and Journalist

What topics do you focus on in your writing, and what message do you hope to convey through your books and articles?
My writing primarily focuses on employability, human development, and economic empowerment. Through my books and articles, I aim to shed light on critical human capacity development issues, promote positive change, and provide insights that can help individuals and communities thrive.

 

How do you balance your roles as a Realtor, Trainer, HR Professional, COO, Author and Journalist?
Balancing these roles requires effective time management and prioritization. I rely on strong organizational skills and a supportive team to manage my diverse responsibilities. I also rely on a small team of mentees, who gain hands-on skills in the process of working with me. Each role complements the others, providing a holistic perspective that enhances my effectiveness across all areas.

6. Challenges in the Real Estate Industry

What are some of the biggest challenges currently facing the Real Estate industry in Nigeria, particularly in Enugu?
Challenges include the availability of funds, regulatory hurdles, infrastructure deficits, and economic instability. Addressing these challenges requires collaboration with policymakers, investment in infrastructure, and adaptability to market changes.

How is SET Realty addressing these challenges, and what innovations are you implementing to stay ahead?
SET Realty is addressing these challenges by investing in innovative technologies, such as smart building solutions and data analytics, to enhance project efficiency and market responsiveness. We are also actively engaging with stakeholders to advocate for favourable policies and infrastructure improvements.

 

7. Future Plans and Vision

What are your future plans for SET Realty, and where do you see the company in the next five to ten years?
Our future plans include expanding our project portfolio, exploring new market segments, and enhancing our sustainability practices. In the next five to ten years, we aim to establish SET Realty as a leading player in the Nigerian Real Estate market, known for quality and innovation.


How do you envision the future of Real Estate in Nigeria, and what role do you hope to play in shaping it?
I envision a future where Real Estate in Nigeria embraces smart technologies, sustainable practices, and inclusive development. I hope to play a key role in driving these advancements through strategic initiatives and by setting industry standards for excellence.

8. Advice for Aspiring Professionals

What advice would you give to young professionals aspiring to enter the Real Estate industry?
My advice is first to go for mentorship and then to gain a solid understanding of the market, continuously update your skills, and build a strong professional network. Persistence, integrity, and a commitment to learning are essential for success in the real estate industry.


How can individuals develop a successful career in multiple fields, as you have done?
Developing a successful career in multiple fields requires dedication, effective time management, and a passion for continuous learning. It's important to set clear goals, stay organized, and seek opportunities for growth in each field.
